  • Do you accept pets?

    We DO have pet friendly properties and communities! We also adhere to all fair housing requirements, so never worry, regardless of your reason for wanting or needing your pet or animal, we have got you covered!

  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal


    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

  • What is individual Liability Leasing?

    Individual Liability Leasing is a type of leasing perfectly suited for those that are sharing a house or apartment, as it lifts any concern about whether or not your roommate pays their share of the rent. Each roommate is on their OWN lease, responsible (liable) only for their portion of the agreed upon amount of rent.

  • Do I have to have a Guarantor?

    No one is required to have a Guarantor (a person that is not leaseholder, but guarantees the financial portion of the lease), we only offer this option for those that may not meet the qualification requirements on their own (Gross Income is 4 times Monthly Rental Installment). Your Guarantor does NOT have to be family, it can be anyone, additionally, we are partnered with a Guarantor Program, Leap, which can serve as a guarantor for you - ask us if you have any questions, we are happy to help!

  • What is a Rental Installment and why isn't rent prorated?

    Our rental charges are based on lease terms, built around the school year for the university that we serve - starting and ending on the same days. We have Full Term leases, Fall Term Leases, and Spring Term Leases. Much like campus housing, there is a total cost for each term, which is then divided out into payments, or monthly installments. Standard apartment communities charge monthly rent, we charge monthly installments based on which term you choose.

  • Do I have to get Renter's Insurance?

    We have Liability Coverage built in for you, so that you don't have to worry about finding coverage. However, we HIGHLY recommend that all of our residents get additional coverage for personal property. In the event of something happening, we want you to be able to have your items covered.

  • Can I pick my own roommates?

    Yes! While our properties are individual leasing, we do not rely on roommate matching.  Our residents come with friends or roommates that they found on their own, and everyone applies and signs up together. 

  • Do you offer lease terms other than 12 months?

    We do! We have shorter AND longer term leases to best meet all needs - just ask one of our team members. Short-term leases are limited in availability, so please be aware in advance. 

  • Am I, or are we, able to lease an entire apartment or house without roommates?

    Absolutely! That is the beauty and flexability of our homes. You have the option the lease each room individually with roommates - and not be liable for the leases - OR - lease the whole home if you prefer. The option is completely yours.
